need advice on getting a small loan with bad credit?

I am a newly divorced mother of two young kids. I have had great credit until the divorce and using all my savings on an attorney. I need to get back on my feet and need a small loan to get myself caught up and back on track. My credit is not good now and it kills me that I am here at this place at 43. I have little in the means as security to secure a loan. Any ideas to get a loan to get my bills caught up, a loan that is legal by a good reputable company. I am behind on my basic bills and with kids I have to get this worked out ASAP. I have no family to help or co sign. Would love to hear anyone else that had a good experience and can advise.

Has anyone been scammed/robbed by a loan company called Eastmount Financial?

This company said they could give me the $5,000-$10,000 loan I was seeking with a secured payment of $2,500. After I stupidely sent them that payment, they disappeared with my money and my loan. I know it was a dumb move in hindsight, but I was (and still am)desperately looking for a loan and this fraudulency only made my financial situation worse. What’s currently the best 30 year fixed mortgage rate for someone with good credit?

Can anyone advice me on the best source for securing a loan (I plan on putting 20% down; mortgage required ~$250,000) as well as a desired interest rate? Also, is it preferable to wait a few months (i.e. are housing prices likely to drop)? My realter suggest I buy something now since he thinks prices will continue to go up. thanks.
